Schedule & Budget Ownership: Create and enforce team compliance for the Master Project Schedule (Critical Path) and Master Project Budget (including soft/hard costs, bonds, insurance, contingencies, and allowances).
Procurement & Procurement Support: Lead contractor pre-qualification, bid solicitation, comprehensive bid analysis, and final selection recommendations.
Contract Negotiation: Partner with client PMs and legal counsel to negotiate business terms, including design consultant scopes, general contractor (GC) mark-ups, fees, insurance, labor rates, and escalation.
Design & Authority Coordination: Coordinate design teams against pre-determined guidelines; manage city/authority permitting and approval processes.
Value Engineering & Cash Flow: Conduct constructability reviews and proactively identify ways to perform work more efficiently for less money. Establish project cash planning and cash flow projections.
General Contractor Management: Oversee GCs to ensure strict compliance with construction contracts, budgets, changes, payment terms, and schedules.
Cost Management & Change Control: Manage invoice/payment application processing, change order reviews, contract negotiations, and delay analysis.
Advanced Analytics: Utilize legacy data center analytics to perform value engineering for optimized maintainability and technology refresh analysis for cloud exits.
Document & Quality Control: Supervise QA/QC consultants, manage site safety monitoring/reporting, and maintain rigorous document control (RFIs, submittals, addenda, bulletins, and drawing sets).
Commissioning Oversight: Direct the execution of the Commissioning Plan through to final reporting and completion.
Documentation Tracking: Establish and collect all final close-out documentation, including warranties, "as-builts", and O&M manuals.
Permitting & Entitlements: Assist Architecture/Engineering (A/E) teams with local government entitlements, occupancy permits, and Authority Having Jurisdiction (AHJ) clearances.
Punch List & Dispute Resolution: Manage the punch list to substantial and final completion; negotiate and resolve outstanding change orders or quality disputes.
Vendor Integration: Assist clients in scheduling, coordinating, and managing owner-direct vendors and internal teams (including furniture, IT, and security).
Final Accounting: Prepare, reconcile, and submit final project accounting, budget tracking, and retention payments.
